Building & Zoning

Fences

Fences in residential districts shall not exceed six feet (6’) in height in the side and rear yard areas. Fences in front yard areas shall not exceed four feet (4’) in height. No closed fences will be allowed in the front yard or in other yard areas where vision would be obstructed and create a dangerous situation.

Fences shall be constructed with the decorative side of the fence facing the adjoining lots and be made of a material that is safe for all by passers. This is only general information and more specific information is provided in the zoning code under section 21.12(6). A permit is required for a fence to be constructed.

Swimming Pools

All residential pools that have a side walls less than forty-eight inches (48 “) in height above the adjoining grade will be required to be fenced. Exception: A pool dome or pool top fencing attached to the pool to extend at least forty-eight inches (48”) above the adjoining grade does not require a fence. The swimming pool will only be able to be installed in the rear or side yards and must be ten feet (10’) the side and rear lot line. No swimming pools can be installed in the front yard setback area. The swimming pool and any pool accessory building structure and any pool equipment or structure shall not exceed fifteen percent (15%) of the total lot area of the lot on which it is located. Any gates or doors leading the swimming area must have self-closing and self-latching devices. This is only general information and more specific information is provided in the zoning code under section 21.12(7).  A permit is required for a swimming pool to be installed.

Garages

All new homes built in the village must have a garage. The village allows only thirty-five percent (35%) of a lot to be covered with a principal structure and accessory buildings. Front, Side and rear yard setbacks vary for attached garages depending on the zoning classification of the lot. Detached garages shall not be built in the front yard setback yard area and shall be a minimum of three feet (3’) off the side and rear lot lines. The maximum height of a detached garage is fifteen feet (15’) in height. This is only general information and more specific information is provided in the zoning code under section 21.12 (1).

Sheds

The maximum size of a shed is twelve feet (12’) by twelve feet (12’). The maximum height of a shed is fifteen feet (15’). A shed shall not be built in the front setback area and shall be a minimum of three feet (3’) off the side and rear lot lines. The shed must be anchored to the concrete or the ground. New Homes

All new homes must have an approved drainage plan, an approve set of house plans, and an approved erosion control plan. The village has adopted the Wisconsin One and Two Family Dwelling Code and performs all plan reviews and inspection required by the code. A list of inspections and samples of required plans are available upon request. The permit fees for new homes are based on the square footage of the house, number plumbing fixtures, and cost of labor /materials. The contractors normally obtain all permits. The future homeowners usually work closely with the general contractor to ensure the new home project is managed properly.
